Most commercial lighting projects install PIR sensors, set a timer and call the controls done. For a single-zone office that’s probably fine. But for a multi-floor building, a warehouse with distinct operational zones, or any site heading into a building management system, it leaves significant energy savings and operational visibility on the table.
DALI lighting controls commercial projects deliver considerably more: individual fixture addressing, bidirectional fault reporting, software-configurable zoning, and metered energy data that feeds directly into compliance reporting.

What DALI is and Why it Became the Commercial Lighting Standard
DALI stands for Digital Addressable Lighting Interface. It’s a two-wire protocol governed by IEC 62386 that gives each luminaire its own unique address on the network. Where a standard circuit controls all fittings in a zone together, a DALI network lets you address, dim and monitor individual fittings or any configuration of groups via software, without rewiring.
The bidirectional communication is what separates DALI from simpler dimming systems. Fittings don’t just receive instructions; they send data back. A DALI network reports which drivers have failed, what output level each fitting is running at and how many operating hours each luminaire has accumulated. That’s information that affects maintenance scheduling, warranty management and compliance reporting, none of which a standard PIR or timer system can provide.

DALI vs Basic Controls: When the Upgrade Makes Sense
DALI adds cost and commissioning time relative to a standard PIR or 0-10V dimming installation. For some buildings, that cost is justified clearly. For others, it isn’t, and a good installer will tell you which side of the line you’re on.
The case for DALI strengthens with each of the following: multiple zones that need independent control, regular reconfiguration requirements (a building with changing tenants or shifting floor layouts, for example), a requirement for fault reporting rather than manual checking, energy monitoring obligations under ESOS or internal ESG targets, and any intention to integrate lighting with a wider BMS.
A 0-10V dimming system is simpler to install and cheaper to commission. It dims fittings on a circuit level rather than individually, which is adequate for a single-occupancy office floor with stable zoning. And PIR systems handle occupancy responses without any programming complexity. But neither gives you fault data, individual addressing or metered output.
The tipping point for most commercial projects is around four to six zones, or any requirement for energy sub-metering. Below that, the commissioning overhead of DALI is hard to justify. Above it, the operational and compliance benefits accumulate quickly and the whole-life cost comparison shifts in DALI’s favour.
How DALI-2 Changed the Market
The original DALI protocol had a significant practical limitation: interoperability between manufacturers was inconsistent. Mixing a driver from one brand with a sensor from another could cause communication problems that were difficult to diagnose and expensive to resolve. Buyers were effectively tied to a single manufacturer’s ecosystem once the system was commissioned.
However, DALI-2 resolved this – the key change being mandatory certification by the DALI Alliance for all components claiming DALI-2 compliance – covering both input devices (sensors, controllers) and output devices (drivers, ballasts) separately. A DALI-2 sensor from any certified manufacturer will communicate correctly with a DALI-2 driver from any other.
For buyers, this matters in two ways. At specification stage, you have more flexibility in component selection and are not dependent on a single supplier’s product range covering every fitting type you need. Over the life of the installation, individual component failures can be replaced with certified equivalents without compatibility risk, which reduces both maintenance cost and vendor dependency.

Integrating DALI with Building Management Systems
For larger commercial sites, the strongest argument for DALI is BMS integration. A building management system typically handles HVAC, security, access control and fire systems through a single interface. Lighting sits outside that picture in most older installations, managed separately and invisible to the central dashboard.
DALI integrates into a BMS via a gateway device that translates between the DALI bus and the BMS communication protocol, typically BACnet or KNX. Once connected, lighting becomes part of the same operational picture as everything else.
A security event can trigger a lighting response in the affected zone automatically. Daylight harvesting parameters can be adjusted centrally rather than at individual sensor level. And energy consumption data for lighting flows into the same reporting dashboard as HVAC and other building services, which matters for ESOS submissions, EPC assessments and ESG reporting.
The gateway choice has implications that aren’t always surfaced at tender stage. Not all gateways support all BMS protocols, and the configuration complexity varies. If your BMS runs BACnet and the specified gateway only outputs KNX, that’s a problem that surfaces during commissioning. The question to ask upfront is: what gateway are you specifying, what protocols does it support and has it been installed with our BMS platform before?

Energy Savings and Part L Compliance
Part L of the Building Regulations requires metered lighting systems with controls in non-domestic buildings. DALI’s built-in monitoring and metering capability directly supports Part L compliance, which is increasingly important for refurbishment projects where an upgrade to the lighting system triggers a compliance assessment for the whole installation.
DALI dimming in commercial buildings typically adds 20 to 40% energy reduction on top of the base saving from switching to LED, depending on application and occupancy patterns.
Daylight harvesting, occupancy-linked dimming and time profiles working together through a DALI network produce savings that a fixed-output LED installation, however efficient the fitting, can’t match.
The metered output data also provides the audit trail that ESOS assessors and internal sustainability teams need: actual consumption figures per zone, per period, rather than estimates based on installed wattage and assumed burn hours.

What to Ask Before Specifying DALI for Your Building
The questions below are worth putting to any installer before the specification is signed off. The answers will tell you whether you’re dealing with a team that has done this before or one that has specified DALI but leaves the commissioning complexity to be resolved on site:
Does the installer have dali commissioning experience?
Commissioning a DALI network is more involved than wiring a standard circuit. Group addressing, scene programming and daylight sensor calibration all take time and require someone who knows the software. Make sure to ask for examples of comparable projects.
What BMS gateway is specified, and has it been used with your BMS platform?
As noted above, compatibility isn’t universal. Confirm the gateway before the order is placed.
What happens when a driver fails?
DALI-2 drivers should self-address when replaced, but this varies by manufacturer and configuration. Confirm whether replacement drivers need programming, and whether that’s something your FM team can do or whether it requires the installer to return.
How is the system accessed for reconfiguration?
Zone changes, scene updates and scheduling adjustments should be achievable without specialist site visits for routine changes. Confirm what software is used, whether a web interface is available and what licence or support costs apply after the defects period.
What does the monitoring dashboard look like?
Ask to see the actual interface rather than a brochure screenshot. Fault reporting is only useful if the presentation makes faults easy to identify and action.
